About Sketchr

Sketchr was started by a construction professional who has watched the same mistakes happen on project after project: the kitchen that grew, the windows ordered before the openings were confirmed, the family who ran out of money at roof stage because nobody had shown them when each phase would be fundable.

The insight is simple. The information to avoid these mistakes exists — in cost guides, planning rules, lender stage tables and the experience of people who build — but nothing connects it to a household's decisions at the moment they are made. Sketchr encodes that knowledge as an explicit, testable model and puts it in front of the homeowner and their architect while the decision is still cheap to change.

Principles

Explainable first. Every number can show its working. Machine learning arrives when there is outcome data to learn from, not before.

Ranges, not guesses. Concept-stage estimates are ranges with stated uncertainty. Sketchr never pretends to be a quote.

Alternatives, not warnings. A problem reported without options is just bad news.

Built in the UK, for UK rules and UK lending. Permitted development classes, VAT treatment, staged self-build mortgages and the Future Homes Standard are in the model, not in a footnote.

Where we are

A working prototype of the engine (which you can use on this site), a build specification, and a pilot programme opening in autumn 2026 with architecture practices, self-builders and a lending partner. The company is being established in the UK.
